Village Grove is a masterplanned residential community within the St Georges Basin Town Centre. St Georges Basin is a 15-acre town centre site located in the Shoalhaven LGA, positioned adjacent to sensitive ecological zones and existing community infrastructure. Despite its prime location, previous development attempts had stalled due to a complex overlay of environmental, bushfire, and planning controls. REGENESIS acquired the site to unlock its potential through a master-planned approach that balances housing diversity, commercial activation, and ecological responsibility.

Best-practice subdivision techniques tailored for ecologically sensitive land, including habitat mapping, staged clearing, and bushfire-resilient design.
Village Grove – a new masterplanned residential community offering a mix of housing: from Defence Housing and affordable rentals to family homes, over-55s villas, and townhouses targeting seachangers.
Integrated commercial uses embedded within the town centre, designed to activate the precinct and provide local services and job opportunities.
Staged development approvals, enabling infrastructure to be delivered efficiently while balancing environmental and regulatory compliance.

St Georges Basin now stands as a working model of integrated town centre development — demonstrating that ecological sensitivity, housing affordability, and commercial success don’t have to compete. They can be planned together, delivered in stages, and shaped to reflect the character and future of the place.
- Stage 1: Construction planning is in place for 21 Defence Housing Australia (DHA) homes in 2025.
- Stage 2: A State Significant Development application has been submitted, proposing a major new residential precinct with medium-density housing, generous public open space, and strong connectivity to the town centre.
