This 10-hectare site in Wetherill Park, Western Sydney, was a former landfill with significant contamination issues, environmental risks, and limited development appeal. But where others saw a liability, we saw an opportunity. Over the last 15 years, REGENESIS led the remediation and transformation of McKay Close into a thriving industrial precinct, with more than 20,000m² of gross lettable area now built and in use.The site is owned and managed by REGENESIS and available for tenants.

Remediating a former landfill is a complex challenge. The site was heavily constrained by landfill gas, contamination, and the complex regulatory frameworks of the EPA and Fairfield Council. At acquisition, it was considered high-risk and low-value — unsuitable for conventional development.
Turning it into a functional and compliant industrial site required long-term commitment, regulatory navigation, and a deep partnership with technical experts in environmental science and civil engineering.
